September Surprise
Prevent Mold Growth on School Ceilings

Mold only grows where there is moisture. While we’re all familiar with mold resulting from flooding, many are unaware that atmospheric humidity can also be responsible for significant mold outbreaks.

The EPA says that summer humidity is an issue for much of the continental U.S. Schools, especially those closed for the season – often suffer the results of that humidity when it’s time to open in the fall. One of the most obvious manifestations of the problem is in suspended ceilings, which often have brown or gray “water stains” that may, in fact, be colonies of mold or bacteria.

To avoid a September surprise of mold, there are three basic strategies. The first is to deny it water – Moisture Control. The second is to respond quickly after moisture exposure and before mold has a chance to grow – Dry or Replace. The third is to deny food for mold to grow on – Mold Resistant Materials.

In terms of suspended ceilings, that means installing tiles that do not support mold growth. Suspended ceilings exist specifically to conceal plumbing, HVAC ducts, electrical raceways and other metal structures where humidity can condense.

To reduce condensation, the EPA recommends controlling interior humidity and minimizing condensation through the use of vapor barriers, exterior insulation, and insulation of plumbing and ducts. Some of these are steps that must be taken during construction or renovation, such as insulating pipes that are within wall cavities. Full story »
